01. What is "Pre-Inspection" before "Final Possession"? When can the "Pre-inspection" be done?

"Pre- Inspection" is an opportunity to visit your home with one of our Representatives in order to complete the Snagging process. During "Pre-Inspection", any matter that requires attention will be recorded & People Infra will ensure that these get rectified. You will receive a call/intimation from our end to schedule an appointment for the "Pre-inspection" which can be finalized as per your convenience.

02. Can I authorize someone to do the "Pre-inspection" on my behalf?

Yes, you may. We would require an attested Power of Attorney with an authorization letter with the name and number of your representative, clearly stating that you wish to authorize him/her to conduct the "Pre-inspection" of your respective unit on your behalf.

03.Can I change my "Pre-Inspection" date?

 Yes, you can change your inspection date but only once and within the time period scheduled for hand over.

04.Can I go for a second home inspection?

Yes, there is always a final inspection before the possession is given to you so as to ensure that the snags listed in the Pre-inspection are rectified. Any snags here after (final inspection) will be entirely borne by you.

05.Can I make changes to my unit?

Yes, once the final possession has been taken, internal changes in the unit can be carried out by the buyer, provided the changes do not affect the construction/load bearing walls or the services of the unit or any other unit in the vicinity.

06.Can I rent my property once it is handed over to me?

Yes, you can rent out the unit post Possession & Registration.

07.I want to sell my property but haven't paid in full, can I get the keys to show the property to a prospective tenant/buyer?

Handover of the keys will be done after the Pre-Inspection, Execution of final documents related to possession & final payment. In the interim People Infra can assist you to showcase the unit at a pre scheduled date & time mutually agreed upon.

08.Can I go for a second home inspection?

09.What are the documents required for the Registration of the property?

The documents required at the time of Registration of the Conveyance Deed are as follows:

General Requirements
  • Allotment Letter
  • 3 Passport Size Photographs
  • Copy of the Buyer's Agreement(in case of original booking)/ Sale Agreement(in case of transfer)


Requirements for Resident of India:
  • Copy of PAN card
  • Residence Proof

Requirements for Partnership Firm:
  • Copy of PAN card of the firm
  • Copy of Partnership Deed
  • In case of one of the Partner signing the document on behalf of the other Partner(s), an authority letter from the other Partner(s) authorizing the said person(s) to act on behalf of the firm.

Requirements for Resident of India:
  • Copy of PAN card
  • Residence Proof

Requirements for Hindu Undivided Family:
  • Copy of PAN card of HUF

Requirements for NRI/Foreign Nationals of Indian Origin:
  • Copy of Individuals Passport
10.What are the likely Registration Charges & Stamp Duty norms?
The Registration stamp duty as per regulations are as follows:
Stamp Duty including the Corporation Tax as per the prevailing rate is:
  • Copy of PAN card
  • Residence Proof

Requirements for Hindu Undivided Family:
  • 6% - if the property is acquired in the name of a woman
  • 6% - if the property is acquired in the name of a man & woman as Co-owners (calculated on pro-rata basis)
  • 7%- if the property is acquired in the name of a man/corporate entity.
11.Who is liable to pay Stamp Duty?

Generally the consumer or purchaser or lessee of the property is liable to pay stamp duty unless there is any contract to the contrary. In other cases the stamp duty will be paid according to the terms of the contract or the stamp may be payable in equal shares.

12.I agreed to buy a house & now I have changed my mind, How do I cancel?

For this you have to look into your contract. The contract is the legal agreement you have made with the seller. Most contracts have certain contingencies where a cancellation is acceptable. To cancel for reasons other than that, there are often consequences and such decisions should be taken wisely.
For the legal consequences of cancelling a contract, you may have to consult an attorney.

13.What precisely, can be claimed as a tax deduction when you buy a home?
